The Woods Current Policy: precedes all others: PLEASE READ
When you make your reservation a 50% deposit will be charged to your account. Upon check in date you will be charged the balance for your entire stay, no refunds will be applied for early departure.
CANCELLATIONS: There is a 50% cancellation fee on all reservations. No exceptions. If you are a no show the entire balance on your reservation will be charged to your credit card the day you are scheduled to arrive and a cancellation notice sent. POLICY IS STRICTLY ENFORCED.
RV REQUIREMENTS: Motorhomes and 5th wheels are to be minimum 32’ in length and in good general appearance. Other rv’s and pull trailers are admitted based on our sales office review. Please email Jsweasy@aol.com or call 813/446/6312 for admittance approval.
CHECK: in is 3pm. CHECK out is 11am. You and your rv must vacate the property at check out time. No exceptions. No late check outs.
RATES/GUESTS: Our overnight rates are based on occupancy of 2. If you plan to bring in a day guest. (2max) for a one time visit. You must register your guest 24hr. prior to their arrival. If you do not have approval for a visitor you and your guest will be immediately expelled from The Woods. You must accompany your guest at all times as you will be responsible for your guests. Renters are responsible for any damages to the resort by the renter or their quests, renters are required to have credit card on file for security against any damages..YOU AND YOUR GUEST MUST PARK ON YOUR LOT. THERE IS NO PARKING IN OTHER AREAS UNLESS APPROVED BY THE OFFICE.
PACKAGE DELIVERY: If you need mail or package delivery while in The Woods use your lot number address. For example: if your on lot#6734. The address for that lot is 6734 Amanda Vista Circle, Land O Lakes FL 34637. USPS special delivery and all other delivery services will bring your package to your lot. You must use USPS special delivery, UPS or Fedx for lot delivery. You do not have a mail box at the club, those are only for full time owners. Do not use the club house address for any delivery.
PETS: are allowed, only one , maximum weight 30lbs. Unless approved by the office. NO pets are allowed in common areas or around the club. TAKE YOUR DOG TO OUR NEW DOG PARK. DO NOT WALK YOUR PET ON THE STREET AND ALLOW IT TO RELIEVE ITSELF ON OTHER PEOPLES PROPERTY. URINE KILLS THE GRASS.. LET YOUR PET EXERCISE IN OUR DOG PARK. If you or your pet is aggressive towards others you will be required to leave The Woods immediately. Please pick up and dispose in the dumpster.
RENTER: and renter’s guests agrees to abide by all rules and regulations of The Woods RV Resort, a copy of these are available in the club and others stated in the The Woods HOA CCR’s.. If Renter fails to abide by these rules and regulations, The Woods HOA and Brinson Properties Inc. reserves the right to terminate the Rental Reservation, expel Renter from the property under Florida Trespass Warning Laws with no refund given. All rentals are considered to be on a day to day basis and may be terminated at any time for any reason deemed necessary by Brinson Properties or The Woods HOA as to rule violations. The Renter agrees to pay any and all legal fees incurred by The Woods RV Resort in order to enforce the terms of this policy or any other regulations set forth by The Woods CCR’s and or Brinson Properties Inc. THEIR IS NO REFUND FOR EARLY DEPARTURES or COMPANY TERMINATION OF A RESERVATION. THE ENTIRE RESERVATION IS DUE AND PAYABLE AT TIME OF OCCUPANCY. FAILURE TO VACATE A RENTAL LOT WHEN RESERVATION IS TERMINATED WILL RESULT IN YOUR UNIT BEING TOWED.
The Woods Reservation system does reserve the right to move reservations to alternate lots when necessary.
By staying in The Woods on any rental lot you agree to accept this policy. You agree to abide by all the rules and regulations set forth in The Woods development CCR’s and Florida Law..
Additional club rules and procedures are posted in the club. Note that this policy, rules and regulations are subject to change at anytime as The Woods and Brinson Properties deem necessary.
When you pick up your check in package from the mail box at the gate.. Your gate clicker, lot instructions and covid 19 releases will be in the package. After you check in the manager will stop by your lot to answer any questions and to pick up the signed release. All people in your party must sign a release to be able to stay in The Woods. Please follow covid19 guidelines as described on the florida health covid19 site. By agreeing to this policy you are confirming that you have reviewed the floridahealthcovid19.gov/ site for the state of Florida.
